MPT's Net-Zero, Green Headquarters

In anticipation of the expiration of its current office lease, MPT engaged an internationally renowned architectural firm in 2021 to design a new corporate headquarters in metro Birmingham, AL that further advances the Company’s long-term sustainability objectives. From the outset, the design and construction process has aimed to ensure that the facility preserves the natural environment, fulfills its own energy and potable water needs, creates an environment where employees can do their best work and fosters connection with the broader Birmingham community. Key sustainability attributes:

  • Sequestering or otherwise off setting all carbon emissions from the site;
  • Sourcing all energy through on-site renewable resources and recycling rainwater for all potable water needs;
  • Ensuring approximately two-thirds of the undeveloped Piedmont Upland Forest remains in its natural wooded condition, as the development is only expected to impact seven acres of the 54-acre plot;
  • Anticipated to be certified as LEED Platinum by USGBC, WELL Platinum by International WELL Building Institute and both Zero Carbon and Zero Energy by the International Living Future Institute.

CONSTRUCTION PROGRESS

Groundbreaking occurred in late-2022 and, as of the end of 2023, nearly all site work is complete with retaining wall and foundation work well underway. The project is expected to be completed in 2025.

MPT’s initial budget estimate for this project is approximately $150 million. The Company will retain all of the benefits of full ownership of its real estate, including the potential appreciation in property value and the elimination of long-term escalating rent expenses. Moreover, energy cost efficiencies will further contribute to a comprehensive cost of occupancy that is expected to compare favorably to that of a leased facility.
