ACCOUNTING
Operates and staffs two locations: Birmingham and Luxembourg
- Produces all financial statements and records of MPTʼs financial and operating performance, including reports and compliance work for the Securities and Exchange Commission
- Relies on a team of CPAs and other individuals with significant accounting experience, including those who have experience in international taxation to help facilitate international acquisitions

Builds all other types of financial reports for internal and external purposes

Handles accounts payable and accounts receivable, the general ledger and cash management
ACQUISITIONS
Domestic acquisitions staff based in New York City, with a presence in Birmingham. International acquisitions staff based in Luxembourg, with a presence in Sydney, Australia

Sources and closes acquisitions of hospitals

Plays a significant role as the public face of MPT, interacting with hospital operators and owners worldwide
-
Builds relationships with hospital owners, operators, sponsors, and individual and family owners and operators of hospitals
-
Plays a key role on the MPT negotiating team, developing lease terms, performing initial due diligence and working with the underwriting teams to evaluate facilities and complete transactions

Monitors long-term healthcare trends to forecast sustainability of potential acquisitions
ADMINISTRATIVE
Primarily based in Birmingham, with a presence in New York City and Luxembourg

Supports the entire MPT organization, from the office of the CEO and president to companywide departments

Communicates with the public, hospital operators and other entities having relationships with MPT

Serves and interacts with employees in Birmingham, Luxembourg, New York City and Sydney, Australia

Coordinates travel arrangements companywide
ASSET MANAGEMENT & UNDERWRITING
Largest department based in Birmingham and Luxembourg
SUPPORTING ACQUISITION ACTIVITY

Ensures proposed acquisitions conform to MPT underwriting criteria

Evaluates all acquisitions including data analytics to forecast future performance

Considers all aspects of a hospitalʼs operations, including utilization, financial and operating performance, medical staff support and market potential

Maintains objective evaluation, following a comprehensive and uniform underwriting process
MANAGING ASSETS IN MPT PORTFOLIO

Ensures operator compliance with leases, including financial and operating performance, medical staff support and hospital reimbursement
-
Reviews operatorʼs ability to sustain operating levels, facility maintenance and functionality, financial reserves for building support and its financial guarantees, such as letters of credit
-
Consults with dedicated staff members within the department who focus on insurance and risk management, ensuring insurance coverages comply with lease covenants

Monitors domestic and international markets where MPT owns
hospitals, considering social, economic, demographic and other trends

Conducts site visits to MPT hospitals annually or more frequently, as required

Maintains strong relationships with operators over the life of the lease

During the ongoing COVID-19 pandemic, MPT was one of the nation’s first companies to have its employees working in the safety of their homes.
The company performed for shareholders without any delays to regular activities and meetings. We maintained daily relationships with operators and hospitals, and senior leadership stayed in daily contact with domestic and international hospital operators during the early stages of the crisis.
