ACCOUNTING

Operates and staffs two locations: Birmingham and Luxembourg

Produces all financial statements and records of MPTʼs financial and operating performance, including reports and compliance work for the Securities and Exchange Commission
Builds all other types of financial reports for internal and external purposes

Relies on a team of CPAs and other individuals with significant accounting experience, including those who have experience in international taxation to help facilitate international acquisitions
Handles accounts payable and accounts receivable, the general ledger and cash management

ACQUISITIONS

Domestic acquisitions staff based in New York City, with a presence in Birmingham. International acquisitions staff based in Luxembourg

Sources and closes acquisitions of hospitals
Builds relationships with hospital owners, operators, sponsors, and individual and family owners and operators of hospitals
Monitors long-term healthcare trends to forecast sustainability of potential acquisitions

Plays a significant role as the public face of MPT, interacting with hospital operators and owners worldwide
Plays a key role on the MPT negotiating team, developing lease terms, performing initial due diligence and working with the underwriting teams to evaluate facilities and complete transactions

ADMINISTRATIVE

Primarily based in Birmingham, with a presence in New York City and Luxembourg

Supports the entire MPT organization, from the office of the CEO and president to companywide departments
Serves and interacts with employees in Birmingham, Luxembourg and New York City

Communicates with the public, hospital operators and other entities having relationships with MPT
Coordinates travel arrangements companywide

ASSET MANAGEMENT & UNDERWRITING

Largest department based in Birmingham and Luxembourg

SUPPORTING ACQUISITION ACTIVITY

Ensures proposed acquisitions conform to MPT underwriting criteria
Evaluates all acquisitions including data analytics to forecast future performance
Considers all aspects of a hospitalʼs operations, including utilization, financial and operating performance, medical staff support and market potential
Maintains objective evaluation, following a comprehensive and uniform underwriting process

MANAGING ASSETS IN MPT PORTFOLIO

Ensures operator compliance with leases, including financial and operating performance, medical staff support and hospital reimbursement
Reviews operatorʼs ability to sustain operating levels, facility maintenance and functionality, financial reserves for building support and its financial guarantees, such as letters of credit
Consults with dedicated staff members within the department who focus on insurance and risk management, ensuring insurance coverages comply with lease covenants
Monitors domestic and international markets where MPT owns hospitals, considering social, economic, demographic and other trends
Conducts site visits to MPT hospitals annually or more frequently, as required
Maintains strong relationships with operators over the life of the lease

Analyzes public policy affecting hospitals, hospital reimbursement, manpower, technological changes and societal changes

Prepares initial evaluations of countries in relation to viable hospital operations now and in the future, collaborating with acquisitions and asset managers to evaluate areas of potential interest
Evaluates the medical staff of potential and new acquisitions

HUMAN RESOURCES

Based in Birmingham

Monitors compensation trends, both direct salaries and benefits, working with suppliers of these benefits and recommending changes in programs to senior management

Serves MPT employees worldwide, helping with their technology needs
Recommends, selects and implements MPT technological systems
Ensures proper and timely operation of all technology

SAFETY AND PERSONAL SECURITY

Works to ensure employee safety and the safety of their dependents, as needed
Supports and protects employees in MPT facilities and while they travel both domestically and internationally, with personal security efforts led by an expert in law enforcement

During the ongoing COVID-19 pandemic, MPT was one of the nation’s first companies to have its employees working in the safety of their homes.

The company performed for shareholders without any delays to regular activities and meetings. We maintained daily relationships with operators and hospitals, and senior leadership stayed in daily contact with domestic and international hospital operators during the early stages of the crisis.

Monitors capital market trends

Develops strategies to reduce the companyʼs cost of capital and to improve overall company financial performance
Works with ratings agencies and public market analysts to tell the MPT story

LEGAL

Based in Birmingham

Coordinate a multi-national team of law firms to effectively assess and communicate the legal issues involved in acquisitions and investments to facilitate the achievement of MPT’s business goals and ensure profitability.
Ensure business-critical documents and information are accurately and efficiently communicated throughout the organization.

Manage corporate governance and compliance for MPT and all US and International subsidiaries, including those in Luxembourg, the UK, and Spain.
Maintain MPT’s comprehensive records management program.
